Cadence Fund I is four build-to-rent land positions already taken through entitlement, zoning, and permitting: 359 townhomes across Wake Forest, NC, Liberty, MO (Kansas City, MO, KS MSA), Idaho Falls, ID and Rogers, AR. The work ahead is construction and lease-up, run on the development process Dan used at that fund from 2020 to 2025, not one assembled from scratch.
Four markets, four shovel ready land positions.
Each position is fully entitled and zoned for build-to-rent townhomes, with site plans and permits already in hand, shovel ready rather than built. The land was in development at a build-to-rent fund that closed in 2025, and was sold to Dissonant Capital when it closed. We are re-underwriting each site ourselves before breaking ground, using the same process behind every acquisition on this site. The plans call for private garages, backyards, on-site upkeep, and community amenities, playgrounds and dog parks among them.

Secondary markets, a repeatable product, and a proven process.
Cadence Fund I is built around a narrow, repeatable product, mid-market build-to-rent townhome communities in growing secondary and tertiary metros with lower construction costs, lower property taxes, and strong lease-up demand, rather than one-off, market-by-market bets. All four land positions were selected and entitled against that screen.
That combination, a repeatable product type, fully entitled land ready to build, and a development and underwriting process Dan ran for five years rather than built from scratch, is the same setup Resolve Fund I looks for in Orlando, applied here to a multi-market portfolio bought in one transaction rather than assembled deal by deal.

Cadence Fund I is an initiative of Dissonant Capital LLC built around a fully entitled, shovel ready build-to-rent land portfolio bought in 2025 from a build-to-rent fund that closed that year, in which Dan Kaufman was a partner.
