Waypoint is a property Dissonant Capital owns directly, separate from Cadence Fund I and every other vehicle on this site. We're continuing the pre-development work ourselves, and haven't yet decided whether it becomes part of a future fund, moves forward on its own, or gets sold outright.

The site sits in Raleigh, North Carolina, an infill parcel rather than one on the edge of the market. It's entitled with flexibility to go either direction, a townhome community or an apartment building, and we're still working through which path the site earns before committing capital to either.

Waypoint isn't part of Cadence Fund I. We own the property outright and are continuing the pre-development work ourselves, site planning, entitlement work, and the same underwriting discipline behind every acquisition on this site, before deciding what happens next.
Three outcomes are on the table: fold it into a future fund, develop it on its own, or sell it. We haven't made that call yet, and we won't force an answer before the site is ready for one.
