Real estate at the base of the mountain.
Peak Ski Projects is a Dissonant Capital affiliate that acquires, entitles, and operates real estate around North American ski resorts, from the lifts themselves to the workforce housing and base-village development that keep a mountain town running twelve months a year. It's run by the same team, applying the same market-screening discipline to a different kind of base area.
One base area, four systems.
A mountain town tends to live or die on the same four systems. Peak Ski Projects underwrites all four together, not one at a time.
Resort Acquisition & Operations
Buying and operating ski areas directly, lift infrastructure, grooming, snowmaking, and the on-mountain guest experience that drives visitation.
Base-Village & Mixed-Use
Ski-in/ski-out retail, hospitality, and commercial development at the base area, the built environment between the parking lot and the lift.
Workforce & Attainable Housing
Housing for the people who run the mountain, often the binding constraint on staffing and service once a resort tries to scale.
Hospitality & Four-Season Programming
Lodging and recreation that keeps a mountain town solvent outside ski season, mountain biking, events, and shoulder-season demand.
Built on data, proven on the ground.
Peak Ski Projects draws on the same underwriting bench, capital discipline, and in-house execution, acquisition, design, construction, procurement, and property management, as the rest of Dissonant Capital, now applied to the base of the mountain. Three mountain properties are currently under evaluation, including Mt. Jefferson in Lee, Maine, the Metallark Ski & Lake Lodge in the Big Horn Mountains of Wyoming, and Big Moose Mountain in Greenville, Maine.
Figures cover Dan’s build-to-rent partnership (2020 to 2025) and his solo projects, separate from Kaufman & Company.
The active pipeline lives on its own site.
Peak Ski Projects publishes its own screening criteria, active pipeline, and contact details at peakskiprojects.com. It's a separate site from this one, the link below leaves dissonantcapital.com.
