DISSONANT UNIVERSITY

Learn the framework we actually trade on, not a generic curriculum.

Most real estate investing education is taught by instructors selling courses. Dissonant University is taught by a firm still running the fund: the same four-criteria market-screening framework, underwriting models, and diligence process behind Resolve Fund I and Cadence Fund I, opened up as paid coursework and membership. Every case study is a deal we actually screened, underwrote, or passed on.

FOUR TRACKS

What you'll actually learn.

Built from the same process the firm runs internally, not repackaged from someone else's curriculum.

01

Market Screening

The full three-signal framework, population growth, job growth, and migration, walked through against real markets, including ones we passed on and why.

02

Underwriting From Scratch

Build a real estate model from a blank sheet across the capital stack: raw land, ground-up development, and stabilized acquisitions, the way our own underwriting hire is trained.

03

Build-to-Rent & Multifamily Acquisition

Deal structuring and diligence for the asset classes we invest in, including how the 2026 ROAD Act changed the competitive landscape covered in our Research.

04

Running a Capital Platform

What it actually takes to raise, structure, and operate a permanent-capital vehicle: investor relations, fund formation, and the operating rhythm behind the firm itself.

The framework is already partly public.

You do not have to wait for enrollment to see how we work. Our Market Data pages publish population growth, job growth, and development activity for every metro we track, including market pages for Orlando, Dallas–Fort Worth, Raleigh, and Northwest Arkansas. Field Notes walk through the reasoning one market at a time, and How We Underwrite lays out the diligence process the Underwriting track teaches in depth.

DISSONANT UNIVERSITY FAQ

Before you join the waitlist.

What is Dissonant University?

Dissonant University is the real estate investing education arm of Dissonant Capital. It teaches the same market screening framework, underwriting models, and diligence process the firm uses to run its own funds, as paid coursework and membership, with case studies drawn from deals we actually screened, underwrote, or passed on.

How much do the courses cost?

There are three ways in. The free tier includes our monthly Field Notes, downloadable Research, and the public market map. Individual courses are $497 each with lifetime access to that track. Membership is $149 per month and includes all four tracks, live monthly sessions with the underwriting team, and the member community. Pricing is introductory and may change before enrollment opens.

When does enrollment open?

Enrollment is opening in stages. Join the waitlist below and you will be notified the moment courses and membership go live.

What will I learn?

Four tracks: Market Screening (population growth, job growth, and migration, walked through against real markets), Underwriting From Scratch (building a model from a blank sheet across raw land, ground up development, and stabilized acquisitions), Build-to-Rent and Multifamily Acquisition (deal structuring and diligence), and Running a Capital Platform (fund formation, investor relations, and operating rhythm).

How is this different from other real estate investing courses?

Most real estate investing education is taught by people whose main business is selling courses. Dissonant University is taught by a firm still running its own capital, using its own templates, models, and case studies. Where a market failed our screens, we show you that too.

Who teaches Dissonant University?

The curriculum is built from the process used internally by Dissonant Capital’s founder, Daniel Kaufman, a real estate operator with more than 25 years of experience, and the firm’s underwriting team. Members get live monthly sessions with that team.

Does enrolling let me invest in Dissonant Capital’s funds?

No. Dissonant University is an educational product, separate from Resolve Fund I, Cadence Fund I, and any investment vehicle Dissonant Capital manages. Enrollment does not create any right to invest, and nothing taught is individualized investment, legal, or tax advice.
