WHAT THE DATA SAYS

How Orlando reads on our screens.

On our two primary signals, Orlando sits close to the line where job growth keeps pace with population growth. That matters more than either number alone: a metro adding residents without adding jobs is carrying demand it may not be able to keep, while a metro adding both is building the income base that supports rents and absorption.

On the employer side, Kratos Defense proposed a $67 million manufacturing expansion in May 2026, roughly 100 jobs, with the city weighing an incentive package. One project does not move a 2.96 million person metro, but manufacturing and defense investment is the kind of employer activity our job growth screen is built to track.

Orlando is also where Dissonant Capital made its own first, self funded acquisition, so it is a market we watch at both the metro level and the site level.

BEFORE UNDERWRITING HERE

What we would check next.

  • Whether job growth continues to keep pace with population as new Census and BLS releases come out.
  • How the Kratos incentive decision resolves, and whether similar employer commitments follow.
  • At the site level, whether pricing on a specific asset reflects the metro fundamentals or a headline narrative about the region.
