DISSONANT CAPITAL

Investing in the gap between the narrative and the data.

A vertically integrated real estate investment platform built to find value where consensus refuses to look, in the population growth, job creation, and migration data the headlines haven't caught up to yet.

Request an Introduction Download the one-pager (PDF) ↓ Not accepting outside capital. We speak with prospective investors personally, ahead of any future offering.

Every cycle is driven by two things: what is actually happening, and what people believe is happening. Most capital chases the second.

Dissonant Capital was built on a simple observation: by the time a market's reputation catches up to its fundamentals, the opportunity is priced in and gone. We look for the gap in between, markets where population is growing, employers are arriving, and people are voting with their moving trucks, long before sentiment, media coverage, or institutional capital notices.

That often means second- and third-tier cities. It sometimes means markets carrying a reputation the current data no longer supports. It rarely means the market on this quarter's cover story.

01

Population & migration

Where households are actually relocating to, not where they're assumed to be going.

02

Job growth & employer investment

Where payrolls and capital expenditure are expanding on the ground, ahead of headline coverage.

03

The perception gap

Markets the data supports that current sentiment hasn't priced in, or has actively priced against.

HOW WE SCREEN MARKETS

Four criteria, applied continuously, to a wider map than most funds bother to check.

We didn't invent macro data. We just refuse to stop watching a market once the headlines move on. Every metro and secondary market we track gets scored against the same four criteria, not once at a fund's launch and never again, but on an ongoing basis.

01

Population & migration patterns

Net migration by metro, tracked below the country-level story, where households are actually signing leases and closing on homes, not where a press release says they're “considering a move.”

02

Job growth & employer investment

Payroll growth and capital expenditure announcements tracked at the metro level, weighted toward employers who are building new facilities, not just hiring into an existing footprint.

03

Supply & demand fundamentals

Units under construction, permitted, and delivered, checked against absorption, so we're not the last fund into a market that already told everyone it was growing.

04

The perception gap

The distance between what the data shows and what a market's reputation says. The wider that gap, the more interesting the market, and the less capital we expect to find already there.

WHERE THE FRAMEWORK POINTS

Not a target list. A live read of the four criteria above, mapped.

Outside of Resolve Fund I's self-funded acquisition in Orlando, Dissonant Capital hasn't committed capital to any market shown on this map, and nothing below is a commitment of where future capital will go. The four markets behind the Cadence Fund I portfolio, Idaho Falls, Liberty, Rogers, and Wake Forest, are detailed on that fund's own page. This is a snapshot of how population growth, job growth, and employer investment currently read across the country, using data we pulled ourselves, refreshed as conditions change, not fixed at launch.

Hover or tap a market on the map to see the population growth, job growth, and the specific investment driving our interest, all pulled independently, not from any deal we've done.

Markets we're watching

Population figures: U.S. Census Bureau, Vintage 2025 population estimates (released March 2026, covering July 2024 to July 2025). Employment figures: U.S. Bureau of Labor Statistics, metro area employment, year ended June 2026. Individual investment facts are sourced separately as noted in each market's card. This map is illustrative of our screening framework and is not investment advice, a forecast, or a list of markets Dissonant Capital has committed capital to.

HOW WE DECIDE

We don't believe data alone makes good decisions. We don't believe instinct alone does either.

Our process runs on both, deliberately weighted toward neither, closer to an even split than a model with a gut-check bolted on.

The Data

Quantitative screening
  • An internally built research platform tracking demographic, employment, and migration signals across U.S. metro and secondary markets
  • Supply and demand fundamentals underwriting where new inventory is actually headed, not just where permits are filed
  • Continuous monitoring rather than a point-in-time market study

The Instinct

Judgment & experience
  • On-the-ground site visits and operating judgment that don't reduce cleanly to a spreadsheet
  • Pattern recognition from having built, financed, and operated real assets, not just modeled them
  • A willingness to act on conviction the data hasn't fully caught up to yet

REAL EXPERIENCE, NEW FUND

The fund is new. The people building it aren't.

Dissonant Capital has no operating history of its own, we've been straightforward about that throughout this site. The team behind it isn't new to real estate. From 2020 to 2025, Dan was a partner at a national build-to-rent fund and ran its land development. That fund closed in 2025, and its projects in development were sold to Dissonant Capital, so Cadence Fund I starts from land and a process he already knew from the inside, not from scratch.

These figures cover Dan’s build-to-rent partnership (2020 to 2025) and his solo projects. Kaufman & Company is a separate business, and none of its portfolio is reflected here.

That last figure is the one that matters most to how Dissonant Capital operates. One principal's specific focus was land acquisition and site selection, sourcing off-market parcels in overlooked secondary and tertiary markets directly, rather than through a competitive broker process, using a proprietary, data-driven scoring system to find value other buyers weren't looking for. The same instinct for underwriting the line items other sponsors skip, taxes, insurance, the ones that quietly break a deal's math, carries directly into how we screen and underwrite opportunities today.

VERTICALLY INTEGRATED, BY DESIGN

Most sponsors underwrite a deal and hand it to someone else to build and run. We don't.

Every stage of the asset lifecycle stays inside the platform, which means underwriting reflects what we can actually execute, not what a broker's pitch deck assumes.

01

Acquisition

Land and existing assets, sourced directly rather than through a competitive broker process alone.

02

Design & Engineering

Architecture, civil, and structural engineering managed in-house from the earliest site plan.

03

Construction

Self-performed general contracting, not just oversight of a third-party build.

04

Procurement

Direct sourcing and purchasing across materials and vendors, in-house.

05

Property Management

Long-term operating control after stabilization, aligned with how the asset was underwritten to run.

The result is a shorter chain between the decision to invest and the outcome of that investment, and fewer places for a thesis to get diluted on the way to execution.

INTRODUCING RESOLVE FUND I

Our first acquisition. Funded by us, before we ask anyone else to.

Resolve Fund I is Dissonant Capital's vehicle for distressed and undervalued real estate across the full capital stack, raw land through hospitality, in Orlando, Florida. We're self-funding its first acquisition rather than asking outside investors to be the first capital in.

01

Raw Land

Distressed or undervalued land positions, sourced directly using the same off-market discipline our principals built a career on.

02

New Development

Entitled or partially entitled projects where the original sponsor ran out of capital, timeline, or conviction before breaking ground.

03

Value-Add

Existing assets priced for the deferred maintenance or below-market operations we can fix, not for their stabilized potential.

04

Multifamily

Rental communities where operations or capital structure, not the real estate itself, created the opportunity.

05

Commercial

Retail, office, and mixed-use properties repriced by ownership distress rather than by a change in underlying demand.

06

Hospitality

Hotel and short-term-rental assets where operating distress or a maturing loan has separated price from replacement cost.

Why we're funding this ourselves. Dissonant Capital has no operating history of its own, we say so plainly elsewhere on this site. Rather than ask outside investors to be the first capital into that gap, we're seeding Resolve Fund I's first acquisition with our own capital. It's a smaller, more concentrated bet than a fund raising outside commitments would take on, and that's deliberate, we'd rather prove the model with our own money first.

Every opportunity Resolve Fund I considers, at any point in the capital stack, runs through the same underwriting process, city and market research, real estate market data, comparable-property diligence, site-level engineering review, and deal structuring. See our full underwriting process →

INTRODUCING CADENCE FUND I

Entitled land, ready for the build phase.

Cadence Fund I is Dissonant Capital's vehicle for a portfolio of fully entitled, shovel ready build-to-rent townhome land, bought from a build-to-rent fund when it closed in 2025, four land positions across four growth markets, rolled into a single fund rather than run as a scattered set of one-off deals.

Idaho Falls, ID

66 units. A fully entitled, shovel ready build-to-rent townhome land position.

Liberty, MO (Kansas City, MO, KS MSA)

119 units. A fully entitled, shovel ready build-to-rent townhome land position.

Rogers, AR

48 units. A fully entitled, shovel ready build-to-rent townhome land position.

Wake Forest, NC

126 units. A fully entitled, shovel ready build-to-rent townhome land position.

Why we're rolling this into a fund. A proven, repeatable build-to-rent product doesn't need to be reinvented from scratch. These four land positions were in development at a build-to-rent fund that closed in 2025, and were sold to Dissonant Capital when it closed. We are re-underwriting each site ourselves before breaking ground, the same discipline we apply everywhere else on this site.

SPECIAL PROJECT, WAYPOINT

A 10.5 acre infill site in Raleigh, owned directly.

Waypoint sits outside both funds. It is entitled with flexibility for a townhome community or an apartment building, and we are continuing the pre-development work ourselves before deciding whether it joins a future fund, moves forward on its own, or gets sold.

HOW IT WORKS

Getting to know each other, before either of us commits to anything.

Because this is a by-invitation, credentialed process rather than an app you tap “invest” on, working with us looks a little different. Here's what actually happens.

01

Introduction call

You tell us about your background and what you're looking for; we tell you honestly whether what we're building is a fit. No pitch deck, no pressure.

02

Credentialing & document review

If it looks like a fit on both sides, we walk through our accredited-investor credentialing process and share the materials available at this stage.

03

Ongoing updates as the fund forms

You stay in the loop as we finalize structure and terms, well before any capital conversation begins.

04

Reporting, once you're in

Once the fund is active, invested partners get access to a dedicated online portal for capital account statements, distribution history, and tax documents, not a spreadsheet emailed once a quarter. That infrastructure is being built alongside the fund itself.

ACCESS

Currently in formation. Not yet accepting outside capital.

We credential and speak with every prospective investor personally before any capital conversation begins. That's deliberate, we're building something meant to run for decades, with a small number of aligned partners, not a wide funnel.

FIELD NOTE, SEP 2026

Fort Worth’s $6.7 billion year was bigger in dollars than in jobs

Fort Worth booked $6.7 billion in new investment and close to 7,000 jobs in fiscal 2025, about $957,000 of capital for every job, led by data center builds.

FIELD NOTE, SEP 2026

Idaho Falls added population and lost jobs in the same year

Idaho Falls grew 1.44% and shed jobs in the same twelve months, right as a $40 million federal nuclear tech hub grant landed on its largest employer.

FIELD NOTE, SEP 2026

Liberty, Missouri just landed one of the year’s largest AI data centers

A $1.4 billion, 568,800 square foot AI data center just landed in a Missouri town of 31,000. Here's what that does, and doesn't, tell us about housing demand.

A REFERENCE

A few terms, plainly defined.

We'd rather explain our vocabulary than assume you already speak it. Here's the shorthand we use elsewhere on this site.

Show all terms
Accredited Investor
An SEC-defined status typically met by individual net worth over $1 million (excluding a primary residence), or income over $200,000 individually ($300,000 with a spouse or partner) in each of the last two years. A few other paths qualify too, certain professional securities licenses, or being an officer or director of the issuer, among them. Self-reporting this status on our site is a starting point; our own credentialing process is what actually verifies it.
Net Migration
The number of people moving into an area minus the number moving out. It's the core signal behind our population-growth screening, and one we track more granularly than the annual headline figures.
Job Growth & Employer Capex
Payroll growth plus tracked capital investment, new plants, distribution centers, relocated headquarters, that tends to precede, rather than follow, population growth in a market.
Absorption
The rate at which available space gets leased or sold relative to how much new supply is being delivered. A market can be growing in population and still be oversupplied if absorption doesn't keep pace, which is why we track both.
NOI (Net Operating Income)
A property's income after operating expenses, but before debt service and taxes. It's the number most real estate valuation is actually built on.
Cap Rate
A property's NOI divided by its price or value, a quick, financing-independent way to compare the income return of different properties.
Vertically Integrated
Handling every stage of a deal in-house, acquisition, design, engineering, construction, procurement, and property management, rather than outsourcing pieces to third parties after underwriting.
Private Placement (Reg D)
A type of securities offering exempt from SEC registration, typically limited to accredited investors and sold through private offering documents rather than public marketing. Dissonant Capital’s offerings rely on Rule 506(c), which permits general solicitation but requires verification, not self-certification, of accredited investor status.

FREQUENTLY ASKED QUESTIONS

Straight answers, including the ones we don't have yet.

Who can invest with Dissonant Capital?

At this stage, we're building relationships with investors who expect to qualify as accredited investors under SEC rules (see the glossary above for what that generally means). We credential every prospective investor personally, self-certification on this website is a starting point, not a substitute for that process.

Is the fund currently accepting capital?

Not from outside investors. Dissonant Capital has self-funded Resolve Fund I's first acquisition in Orlando and the Cadence Fund I portfolio acquisition while we finalize the broader fund structure and build our network of prospective investors. We're not yet accepting capital from outside investors.

What's the minimum investment?

Not yet set. Minimums, fees, and other terms will be defined in the fund's definitive offering documents once they're finalized.

What kind of properties does Dissonant Capital invest in?

Our focus is real estate in second- and third-tier U.S. markets showing strong population growth, job growth, and employer investment, often in metros where public perception hasn't caught up to the underlying data. See “How We Screen Markets” above. Resolve Fund I, our self-funded strategy targeting distressed and undervalued real estate across Orlando, Florida's full capital stack, and the Cadence Fund I land portfolio, are concrete examples of that approach applied at the property level.

What is Resolve Fund I?

Resolve Fund I is Dissonant Capital's vehicle for distressed and undervalued real estate across Orlando, Florida's full capital stack, from raw land to hospitality. We're self-funding its first acquisition rather than asking outside investors to be the first capital in. See “Introducing Resolve Fund I” above, or the full page for more.

What is Cadence Fund I?

Cadence Fund I is Dissonant Capital’s vehicle for a build-to-rent townhome portfolio, four fully entitled, shovel ready land positions across four growth markets, bought from a build-to-rent fund when it closed in 2025. See “Introducing Cadence Fund I” above, and the fund’s own page, for the land, and a plain disclosure of what that history does and does not tell you about Dissonant Capital itself.

If the fund is new, why should I trust the team behind it?

We don't ask you to take that on faith. See “Real Experience, New Fund” above for our principals' real career development experience and prior investment platform results, including a plain disclosure of what those figures do and don't tell you about Dissonant Capital itself.

Why “vertically integrated”?

Because we handle acquisition, design, engineering, construction, procurement, and property management in-house rather than handing a deal off to third parties after underwriting it. See “Vertically Integrated, By Design” above.

When will the fund launch?

We haven't set a public timeline. Rather than rush to a close date, we're taking the time to build the platform, the process, and the investor relationships properly. Prospective investors who submit an introduction request will hear from us directly as that changes.

I'm not an accredited investor. Can I still reach out?

You're welcome to submit an introduction request, but please note that, as currently structured, participation is expected to be limited to accredited investors.

Is there a document I can download and review on my own?

Yes, a one-page investor overview covering our premise, screening criteria, and real experience is available as a downloadable PDF. It's a summary, not a substitute for a conversation or for definitive offering documents once those exist.

Why don't you name the team behind Dissonant Capital?

At this stage, we're keeping the broader operating team unnamed while the fund is in formation. You can read a short note from the founder on our About page, but you won't find a full roster or extended bios on this site; you will work directly with real people once you request an introduction, and credentialing is a personal process, not an anonymous form submission. See “Real Experience, New Fund” above for what we can share about the team's background without naming names.

How will I track my investment once the fund is active?

Once the fund is active, invested partners will have access to a dedicated online investor portal for capital account statements, distribution history, and tax documents, not just an annual email update. That infrastructure is being built alongside the fund itself. See “How It Works” above.

Do you have investor testimonials or references?

Not yet. Dissonant Capital hasn't taken any capital, so we don't have investor testimonials to share, and we won't invent any. As we build real relationships with lenders, brokers, and early investors, we'll share what they have to say here, with their permission.
