WHAT THE DATA SAYS

How Dallas–Fort Worth reads on our screens.

The metro ranked 2nd nationally for numeric population growth. At this scale, the question is less whether the metro is growing and more which submarkets are capturing that growth and at what price.

Recent relocations and expansions include Novartis’s first Texas facility in Denton, an MP Materials rare earth magnet campus in Northlake, and Public Storage’s headquarters move to Frisco. The pattern is employers landing on the northern edges of the metro, which tends to pull housing demand with them.

BEFORE UNDERWRITING HERE

What we would check next.

  • Which submarkets are absorbing the growth, rather than relying on metro wide averages.
  • Whether new supply in fast growing suburbs is outrunning the employers arriving there.
  • How headline investment dollars compare with actual hiring, a gap we looked at in Fort Worth.
