Rogers, Arkansas bet on 400,000 square feet of office space
Rogers, Arkansas, has grown to about 77,000 residents, up roughly 10.5% since 2020, one of the faster five-year paces in Northwest Arkansas. In July, Hunt Ventures opened The Visionaries, a 400,000 square foot Class A office development, with Nestlé, Anheuser-Busch, SPS Commerce, and Storesight signed as anchor tenants.
Four hundred thousand square feet of office space is a bet that people will keep commuting into Rogers to work, not just moving there to live. Northwest Arkansas doesn’t break out Rogers’ own job numbers separately, they sit inside the broader metro figure, so this is a case where the leasing news is ahead of anything we can confirm in the labor data.
Cadence Fund I already holds a closed acquisition here, a 48-unit build-to-rent community, in a market that was clearing our growth screen well before this leasing news. A marquee office project doesn’t change our underwriting. It’s one more data point in a metro we were already convinced of.
