WHAT THE DATA SAYS

How Indianapolis reads on our screens.

The metro shed roughly 13,800 jobs over the year to July 2026. We are not going to round that off. A market can keep adding residents for a while after its job base softens, which is why population growth on its own is not enough to clear our screens.

Manufacturing capital commitments continue alongside the headcount decline. That tension is worth underwriting carefully rather than explaining away: capital spending can precede hiring, or it can replace it.

BEFORE UNDERWRITING HERE

What we would check next.

  • Whether the job decline is concentrated in a few employers or sectors, or spread across the metro.
  • Whether rent and occupancy assumptions in a model depend on job growth the current data does not show.
  • Whether announced manufacturing investment comes with committed headcount.

FREQUENTLY ASKED QUESTIONS

Indianapolis, in plain numbers.

Is Indianapolis’s population growing?

Yes. The Indianapolis, Carmel, Greenwood MSA grew 1.0% year over year to about 2.21 million residents as of July 2025.

Is Indianapolis losing jobs?

Yes. BLS data shows employment down 1.2% year over year, roughly 13,800 jobs shed over the year to July 2026.

Why does population growth with job losses matter for real estate?

Residents need incomes to support rents and home purchases. When population grows while jobs shrink, demand can look healthy on paper while the income base underneath it weakens.
