Myrtle Beach cleared all four of our screens this year, population, jobs, supply, and the perception gap. That's usually when we get more careful, not less.
Horry County crossed 427,000 residents in 2025, growing about 3.2% and trailing only one other metro in the country for population growth, inside a state that added more residents than any other in the nation last year. Most of that growth is retirees, not employers, which is exactly the distinction our job growth screen exists to catch. Single family inventory sits tight at under four months of supply with pending sales up 24% year over year, but condos are still carrying nearly eight months of supply and the average listing takes 103 days to sell, a month slower than the state average. The population numbers clear. Which side of that supply gap we'd actually underwrite is a different question.
